We’ve Listed Our Home with the Fisher Team . . .

NOW WHAT?

Pam and Bill:

We will take photographs of your home, input data on your property to the multiple listing service (MLS), install a lockbox, arrange for a For Sale sign, prepare color brochures and prepare for printing and mailing “New on the Market” postcards.Your listing information will be input to our World Wide Web site, providing area data and pages of information to prospective buyers across the nation and beyond.

We will also arrange for your home to be caravanned as soon as possible by local area agents from all real estate offices (if a local caravan is available and appropriate).We will provide agents with data sheets on your property and “pitch” your home at various real estate marketingmeetings.We will write the ad copy and prepare it for submission to various publications.

Within a few days of listing, color brochures will be placed in your home for the benefit of prospective purchasers, “Just Listed” postcards will be mailed to your neighbors and flyers will be placed in a flyer box on your sign post if permissible per local code.

Your property will be promoted constantly to other area agents.We will update you regularly and pass on to you all showing comments from agents; and we will send you copies of ads which have been run on your home.When a showing sounds promising, we will follow up immediately and do whatever we can to encourage a written offer.

You:

Be sure you have your home staged for showing at all times (this can be very inconvenient, but it is important), and make it as accessible as possible.

Keep the color brochures in a conspicuous spot near the front door . . . and call us if you run low.(We will be by every few days to check your supply, to replenish the flyer box on the sign, and to pick up REALTOR cards).

When prospective buyers arrive with their agent, allow the agent to show your home and do not accompany your visitors as they tour the property.If it is a nice day, it would be a good idea to step outside to the patio until they leave.

It is best that you are not home during the community REALTOR caravan, as agents are more apt to linger in the house and take mental notes if they do not feel they are in the seller’s way.

“Listen to the market” with us.If homes in your neighborhood are moving slowly, we will have to be patient.If, however, we don’t get showings in an active market, we are not positioned correctly and we should consider a change.If we get showings but no offer, chances are that our price may be a little high or our condition or accessibility needs review.

Short Sales >3. How to Prepare for a Short Sale

If a homeowner is facing foreclosure and wishes to explore short selling their home as an alternative, it is crucial to get help from a trusted real estate agent. With the agent’s help, this is how the homeowner will prepare to short sell their home:

  1. Agreement. The homeowner must get the lender to agree to sell the home at a loss.
  2. Documentation. If the lender agrees to a short sale, the homeowner will need to provide documentation to the lender indicating that he or she is financially incapable of paying for the loan. It depends on the lender, but the documentation usually required can include:
    • A hardship letter explaining why the homeowner is unable to pay the mortgage.
    • Recent tax return forms, W2 forms, and/or 1099s.
    • Recent paystubs.
    • Financial statement detailing list of assets and liabilities.
  3. Consultation. The last thing a financially stressed homeowner needs is more financial stress. The homeowner should consult with an attorney to find out whether or not difference between what the home is worth and what the home sells for will be taxed.
  4. Communication. Everyone needs to communicate during this process. The homeowner needs to communicate with the lender to make sure the lender has everything needed to apply for the short sale. The homeowner and the lender need to be in constant contact with potential buyers to make sure they stick around.
